Condor Value Proposition
During the building of a structure, a great deal of attention is paid to the logistics of the construction process. This includes the acquisition and storage of materials on site, locating cranes and other equipment, excavation, formwork, and pouring concrete. But very often, rebar is treated more as an admixture to the concrete than as an important and integral part of the process. Often, real attention focuses on rebar only after it has become a problem that is causing delays and missed schedules.
Many times Condor has been asked to assist on projects that have been derailed by rebar problems and have been given the task of putting everything back on track. In each case we have found that the initial cause of the problems was due to little or no regard for quality of rebar detailing and constructability of rebar design. Problems not solved during the detailing process must be solved in the field at the expense of delays, wasted material and labor, and disruptions for other trades.
Condor brings to each project many years of experience and expertise in avoiding or solving these kinds of problems. It is this proven background that makes the value of Condor's services shine when compared to the investment.
For example, on one large 55,000 ton project Condor was involved early in the design phase to advise the designers on constructability and logistical issues. This project never had a rebar problem of any kind. At one point during construction, the project manager complemented Condor on its performance to date and remarked, "You guys are saving us millions of dollars!" That was quite a ringing endorsement.
Drawing upon this and other experiences (read more) we have formulated the following value proposition based on a hypothetical project.
Hypothetical Complex Project: Rebar - 5,000 tons; Concrete schedule - 12 months
If Condor is brought onto the project at the very outset, the rebar installation would run smoothly through the entire construction cycle. Most problems would be solved during detailing. Design and constructability issues would be resolved before construction begins. We would maximize pre-assembly of rebar out of the critical path. High quality detailing would minimize fabrication and placing issues. There would be no extra material costs or lost time due to rebar problems.
Condor’s fee: $200,000
If Condor is not on the project, and the issues mentioned above are not handled properly, the following might occur. Material waste could be as much as 2% of the estimated weight of rebar for the project. Fabrication and placing costs would rise by at least 2 hours per ton. If pre-assembly of rebar out of the critical path is not maximized, savings of an average of at least 4 man hours per day for forming crews would not be realized. Management staff would spend at least an average of 2 man hours per day handling rebar issues and delays. From our experience, these are conservative estimates.
Extra costs:
Material Waste: 5,000 tons @ 2% = 100 tons @ $1,000 = $ 100,000
Extra Fab & Placing labor @ 2 hrs/ton = 5,000 x 2 = 10,000 hrs @ $50 = $ 500,000
Pre-assembly not maximized: 4 hrs x 5 days/wk x 52 wks = 1,040 hrs @ $50 = $ 52,000
Wasted management hrs: 2 hrs x 5 days/wk x 52 wks = 520 hrs @ $90 = $ 46,800
TOTAL EXTRA COSTS: $ 698,800
By engaging Condor on the project, the client would spend $200,000 to save more than $698,800. The net savings for the client would be ($698,800 - $200,000) = $ 498,800.
This does not take into account the enormous extra costs that would be incurred if the concrete schedule was delayed by a few weeks, or the enormous savings that might be realized if the concrete schedule was reduced by a few weeks.
Clearly, Condor's involvement on your project will more than pay for itself, and provide the possibility for other significant savings. Furthermore, it fosters a much more harmonious work environment.
